Selling your property

Once you have decided to sell your property, what next?

If you contact me I will arrange a suitable time to meet with you.

It is best to have all parties listed on the deeds of the house at that meeting so that the market appraisal can be discussed.

The value of your property will depend a lot on market trends BUT there are ways to improve the market appeal of your property and set it apart from others. Once I have inspected your property I will present you with some ideas that can do this.

The selling price and property inclusions are then discussed and if you are happy with the proposed selling price an agreement will be signed that details items such as:

  • Estimated sales price
  • Duration of the agreement
  • Commissions
  • Advertising costs

Do you want to go to Auction? That can be discussed as well.

Advertising will involve photographing your property and drawing up floor plans, which will feature on the agency and real estate websites. We will also discuss a proposed marketing schedule.

Once the property is listed, prospective buyers will contact me to arrange the most convenient time to view your property.

I will mediate between you and the buyer until a mutually acceptable price is reached. If you accept the price I will prepare the final contract documents and the buyer will pay a deposit.

Then the house is under contract!
